Short Hills Buyer’s Consultation
A Buyer’s Consultation is the initial step with each and every Short Hills NJ customer. Its the beginning of the relationship and establishing yourself as an industry expert. The Buyer’s Consultation is the first step in providing the highest level of service to clients and prospects and ensures that both the buyer and realtor’s time are used efficiently.
During the Buyer’s consultation, the realtor will uncover the buyer’s needs and desires, and what they can comfortably afford. By conducting a thorough Buyer’s Consultation meeting with clients, the Realtor can streamline their home search by eliminating properties that aren’t the best fit for their life-style and financially.
A Short Hills NJ Realtor who does a Buyer’s Consultation differentiates themselves from the competition and naturally increases buyer loyalty. Investing time in face-to-face appointments with customers is a winning approach. Call Susan Zanzonico on 973-214-5872 for assistance with your Short Hills NJ Real Estate

Real Estate Update from Morristown NJ

Real Estate Updates
Pending home sales jumped up to the highest level we’ve seen since June 2007. This real estate data is based on contracts signed in August 2008. Lawrence Yun, chief economist for the National Association of Realtors, states that he feel this improvement is the result of improved affordability and lower interest rates.
In addition, the Mortgage Bankers Association reported that mortgage applications increased 2.2 percent last week due to lower home loan rates.
More pending home sales and loan applications mean more closed business. Paired with the expectation of freer credit moving forward and the $7,500 buyer tax credit, this is all promising news for the real estate industry.

Morristown NJ Real Estate House Color

What Color is Your Morristown NJ Home?
I don’t know if it matters so much what color your Morristown home is as much as it matters if its flaking or faded, or the siding is on its last leg. Might be the perfect time to put on a fresh coat of paint and replace the worn siding. It will definitely prove to be a good real estate investment.
Let’s get back to the color. You might want to pick something that would be pleasing to the largest percentage of Morristown home buyers. Its probably safest to choose paint or siding that is neutral in color…beige, cream or white. Some pretty, colorful flowers can jazz it up. If your house is brick on the outside, well…that’s easy.

What is a Lien?
Basically, a lien is a financial claim against a property which provides security for a debt or obligation of the owner of the property. If this financial obligation is not repaid, the lienholder, or creditor, has the right to have it paid out of the property, usually from the proceeds after a court sale. The proceeds of this type of sale are used to first pay off real estate taxes.
Liens are classified as either voluntary or involuntary and as general or specific.

Morristown NJ Real Estate Mortgage Lien

What is a Mortgage Lien?
In general a mortgage lien is a voluntary lien on real estate given to a lender by a borrower as security for a mortgage loan. It becomes a lien on real property when the mortgage funds are disbursed and the lender files or records the mortgage with the clerk or registrar of the county where the property is located. A preferred lien is generally required by mortgage lenders….referred to as a first mortgage lien. Meaning, that other than taxes, no other major liens against the property take priority over the mortgage lien. This stipulation does not apply to second mortgages or home equity loans.
